Structural Drawings And Plans
Our structural engineering drawings include the foundation plan, framing plans, beam and header schedules, and connection details. These structural plans are ready to submit as your structural drawings for permit.
Foundation Design
We size your footings according to the bearing values in your soils report. If you don't have a soils report, we use the presumptive soil values in the IRC. Our foundation engineering covers slab, crawlspace, and basement foundations. Your foundation plan shows the footing sizes, rebar, anchor bolts, and hold-downs.
Beam And Header Design
Our structural design services size beams and headers in sawn lumber, LVL, glulam, and steel. For open floor plans and long spans, we use LVL, glulam, or steel beams.
Structural Calculations
We run structural calculations in ETABS, SAP2000, SAFE, STAAD.Pro, and Abaqus for wood, concrete, and steel framing. Our engineers size each member for the snow, wind, and seismic loads at your address.

Civil Site Plans
We draw your civil site plan from your property survey. It places the building, driveway, and utility connections on the lot. Our civil site design keeps them inside your setbacks, easements, and lot coverage limits.
Grading Plans
Our grading plans set the finished grades at the building, driveway, and walkways. We base them on your topographic survey. Cut and fill amounts are on the plan, so your contractor can price the earthwork.
Drainage Plans
Your drainage plan routes roof and yard water away from the foundation through swales, area drains, and downspout lines. We design the ground to slope at least 6 inches within the first 10 feet of the foundation, as required by IRC section R401.3.
Site Development Engineering
If you're building on a raw lot, our site development engineering covers the whole lot. Our civil engineering design services include the building pad, parking layout, and the grading and drainage plan. Builders use this site civil engineering for new homes and multi-unit projects.
Residential
Residential Structural Engineering
Maison AEC specializes in residential projects. Our structural engineering team can start from your drawings or from photos and measurements of your existing house.
New Homes
We engineer the full structure from the foundation to the roof. This includes the shear walls and hold-downs that protect the house from wind and earthquakes.
Home Additions
Our engineers check the existing foundation and framing where the addition connects. We design the new footings, framing, and connections between the old and new structure. We make sure your existing walls and footings can carry a second story.
Load-Bearing Wall Removal
We size the new beam, posts, and footings for the load the wall carried. You get a detail drawing for your contractor and inspector. IRC section R301.1.3 lets an engineer design only the beam and its supports. The rest of the house stays under the code's standard rules.
ADUs And Garage Conversions
Your detached ADU gets its own foundation and framing design. We check your garage slab, footings, and walls against the new layout. Our engineers also design any new openings and headers.

Why Choose Maison AEC For Engineering
Architects And Engineers In-House
Architects usually hire an outside firm for the structural engineering. We have architects and engineers in-house, so our engineers check every beam against the architectural floor plans to avoid any mismatch.
Materials Your Local Suppliers Stock
We specify the lumber sizes, engineered lumber, and connectors your local suppliers stock, so your contractor doesn’t wait on special orders.
Plan Review Comments In 48 Hours
When a plan reviewer comments on our structural sheets or calculations, we revise them within 48 hours at no charge.
Construction Support
Your contractor can talk directly to the engineer who worked on your drawings. We answer RFIs and send clarification sketches when your crew has a question.
