Modeling By Discipline
We build architectural, structural, and MEP models in Revit at the level of development (LOD) your project stage needs. When a component isn't in a standard library, we create a custom Revit family for it. Every discipline model shares the same coordinates, so they combine without any realignment.
Conversion And As-Built Modeling
Send DWG files, scanned PDF sheets, or a point cloud of an existing building, and you get back a working Revit model. As-built models are measured from survey or scan data, so they show the building as it stands today.
Documentation And Shop Drawings
We create plans, sections, elevations, details, and schedules directly from the coordinated model, formatted to your title block and naming standards. MEP and steel shop drawings come from the same model, so your fabrication set always matches the coordination model.

Consulting And Setup
We draft BIM Execution Plans, set up Revit templates and family libraries, define naming and file structure standards, and train teams moving off 2D. Start here if your workflow is what's slowing projects down.

Coordination And Clash Detection
We federate the discipline models into one environment and test them for clashes. Hard clashes are elements occupying the same space. Soft clashes are breaches of a required clearance. We categorize each clash, assign it to the discipline responsible, and track it until it's resolved. You get the clash report with the resolved model. A clash caught in the model costs a modeling hour. The same clash found on site costs a change order, and rework averages about 5 percent of total construction cost.
Not sure which deliverable you need?
Send your drawings, point cloud, or RFP. Within 24 hours, we'll tell you which LOD, which file formats, and what timeline the scope needs.
Deliverables
Our BIM Deliverables
Models
Native Revit models for each discipline, the federated Navisworks model you can open and interrogate yourself, and IFC versions for consultants working in other software.
Drawings
Plans, sections, elevations, details, and schedules generated from the model, set to your title block and naming standard. Shop drawings for MEP and steel packages where the scope includes them.
Reports
The clash report listing every conflict, the disciplines involved, who it was assigned to, and how it closed. Revision history alongside it.
Records
A model element table stating what was modeled, at what level of development, and what was excluded. Shared coordinate confirmation, so the model lines up with the survey and with the other consultants' files.

LOD
BIM Level Of Development (LOD 100 To 500)
Level of development tells you how much of an element is decided and how far you can rely on its dimensions. We model to the BIMForum LOD Specification for LOD 100 to 400, and to LOD 500 for as-built work.
| Level | Included | Not Included |
|---|---|---|
| LOD 100 | A mass or symbol standing in for the element | Dimensions. Nothing here should be measured. |
| LOD 200 | Generic geometry, approximate size and location | Specific products, exact dimensions, connections |
| LOD 300 | As-designed geometry, accurate size and location | Interfaces with other building systems |
| LOD 350 | LOD 300 plus connections and interfaces between systems | Fasteners, chamfers, fabrication detail |
| LOD 400 | Fabrication and assembly detail | Proof it was built this way |
| LOD 500 | Field-verified geometry of what is installed | Design intent. This level records what exists. |
Construction-level clash detection needs LOD 350. A clash test on LOD 300 geometry catches the obvious collisions but misses conflicts with hangers, flanges, insulation, and service clearances.
By Stage
LOD By Project Stage
The right level depends on the decision you’re about to make.
| Project stage | Level | The decision it supports |
| Feasibility and site study | LOD 100 | Whether the project works on the site and roughly what it costs |
| Schematic design | LOD 200 | Which systems and structural approach to carry forward |
| Design development | LOD 300 | Committing to dimensions, layouts, and specified assemblies |
| Construction documents and permit | LOD 300 | Producing sheets a plan reviewer and a bidder can use |
| Trade coordination | LOD 350 | Resolving conflicts between disciplines before installation |
| Fabrication and shop drawings | LOD 400 | Cutting, ordering, and prefabricating actual parts |
| Handover and as-built record | LOD 500 | Recording what was built for future renovation and maintenance |
Paying for LOD 400 during schematic design buys detail the design will throw away. Scope disputes between owners and modeling firms often start with a contract that never named a level. We set the level for every element in a model element table, so it’s agreed in writing before modeling starts.
Dimensions
BIM Dimensions 3D To 5D
Each dimension beyond 3D adds a layer of project data to the model geometry.
3D
3D is the coordinated geometry, with architecture, structure, and MEP modeled in space.
4D
4D links model elements to the construction schedule, so you can test sequencing and phasing before work starts on site.
5D
5D links elements to cost, so every design change shows its effect on the budget.
Every project includes 3D coordination, and our construction estimating services turn model quantities into 5D cost. 4D sequencing is available on request.
Our Process
Our BIM Process
Step 1
You Send What You Have
Send a Revit model, DWG set, PDF plan set, point cloud, or RFP. Tell us which disciplines you need modeled, the level of development, and your coordination dates.
Step 2
We Agree The Plan Before Modeling
We set shared coordinates, file naming, LOD, and delivery formats in a BIM Execution Plan. Settling these up front prevents rework later.
Step 3
We Model By Discipline
Each discipline gets its own Revit model, built on shared coordinates so everything lines up. You get progress updates at set milestones throughout.
Step 4
We Federate And Clash
Once the models are combined in Navisworks, we test them for hard and soft clashes. Every conflict is logged with a snapshot and assigned to whoever owns the fix.
Step 5
We Resolve And Re-Test
You get the estimates within 48 hours on most plan sets. Corrections are free, and addenda or design changes are quoted separately.
Step 6
You Receive The Files
You get the native models, federated file, sheets, and clash report. Most projects are delivered in 2 to 4 weeks, with two coordination rounds included.

Residential BIM Services
Many BIM firms build their process around towers, data centers, and federal work. A single-family house, an ADU, or a thirty-unit apartment building either gets that same process scaled down badly or gets turned away.
Residential work has its own coordination problems. Ceiling cavities are shallow, so a duct and a beam that would coexist in a commercial floor plate collide in a house. Mechanical equipment sits in closets and attics with no room for service clearance. Framing is dimensional lumber on a module, so a plumbing stack that lands on a stud or joist has to move before the drawings go out.
We model residential projects at the level of development each stage needs: LOD 300 for the permit set, and LOD 350 where mechanical and structure need the same space. Permit sets are our main business, so the model is built to produce sheets a plan reviewer will accept.

Permits
BIM Models For Permit Submission
A coordinated model and a permit set are separate deliverables. The model holds the geometry. The permit set is a specific collection of sheets, notes, schedules, and code references a jurisdiction will review, and the requirements change between jurisdictions.
We do both. Maison AEC has secured permit approval on 50+ residential permit sets across nine states, so we build every model to produce the permit set your jurisdiction requires.
What that changes in practice:
- Fire-rated assemblies, egress widths, accessibility clearances, and energy compliance details are modeled and checked against your local code before submission
- Plans, schedules, and code notes all come from one model, so plan reviewers find no mismatches between sheets
- Every residential set is reviewed internally, then stamped by an architect licensed in the state where it is filed

Where We Serves
We write claim estimates in all 50 states and in Canada. Claim estimates carry no licensing restriction, so the nine-state limit on our permit work does not apply here.
Frequently Asked Questions
BIM Services FAQs
What are BIM services?
BIM services create a coordinated 3D model of a building with data attached to every element. They cover modeling, clash detection, drawings, and file handover.
What is the difference between BIM modeling and BIM coordination?
BIM modeling creates a separate model for each discipline, such as architecture, structure, or MEP. BIM coordination combines those models into one and resolves the clashes between them.
How much do BIM services cost?
BIM services are priced by building size, disciplines modeled, level of development, and the number of coordination rounds. Send your drawings, point cloud, or RFP, and we'll scope the project within 24 hours.
Do you do construction cost estimating from the model?
Yes. Our construction estimating services use the quantities in your BIM model to produce takeoffs and cost estimates.
